Terms and Conditions

A Provisional Booking can be made by telephone to reserve either Willow Barn or Little Barn. The reservation will only be binding if confirmed within 5 days, and once written confirmation plus a cheque for 1/3rd of the total amount is received. The balance must be received at least 5 weeks before the commencement of the holiday/stay.

Please advise of cancellation immediately by telephone. Written confirmation may be requested. We will endeavour to re-let the cottage and if this is the case will refund all monies received less 10% for administrative purposes. If we are unable to re-let, the full balance will be due.

The owners reserve the right to cancel or alter a booking. In the event of cancellation by the owners, they shall be liable only for the return of monies received.

Although we are insured we strongly recommend that you take out your own holiday insurance.

The number of occupants of the property must not exceed the number stated on booking unless prior approval is obtained from the owners. Day visitors to the cottage are welcome but only with prior knowledge of the owners. Overnight visitors are not permitted unless prior arrangement is made. During the resident’s occupancy he/she shall not sublet or otherwise arrange part–possession of the property.

The owners are not liable to the resident (the person making the booking) or members of the resident’s party for any loss or damage to any of their belongings or those of their visitors. Nor is the owner responsible for acts of negligence or wilful damage caused to the resident, any member of his party or visitor, by any other person/s.

Well behaved dogs are welcome. One per cottage unless by special arrangement. Dogs are not allowed to be left unattended in the cottage and must be kept under close control whilst on the premises. They are not allowed on the furniture or in the bedrooms. Any breach of this condition may result in the resident being asked to leave.

Bookings commence no earlier than 4.00pm on the day of arrival and cease by 10.00am latest on the day of departure. The resident’s right to occupy the cottage is limited to a right of occupation for holiday purposes and such right shall terminate at 10.00am on the date of departure. If necessary it may be possible to adjust these times, but only by prior arrangement.

The resident is responsible for maintaining the condition of the cottage and for the furniture, fixtures, fittings and equipment therein. The resident is required to leave the cottage in a clean and tidy condition and is responsible to the owners for the actual costs of any breakages or damage in or to the property and it’s contents, along with any additional costs that may be incurred for putting the damage right. The resident is also responsible for any breakages or damage caused by any member of his/her party.

For the purposes of this document, the ‘property’ refers to Willow Barn or Little Barn, the ‘owners’ are Campbell and Karen Dunford, and the ‘resident’ is the person making the booking.
